Multifamily & Commercial Title Services

Why are they needed ? The title to a property is a search of the land and its transfer over the last fifty years. This search does not look into the legality of the structure and any additions, decks, dormers or any other structure within the property. Atlantic Title provides you municipal searches of the various Building Departments providing you documents pertaining to your property to allow you to insure that what you are purchasing was built legally and according to building standards and rules and regulations. This protects you against future liability.

Our condo services will provide you a detailed title report and clear all open issues pertaining to the transaction.  Atlantic will deal with the condominium’s open violations, water bill & open liens and insure that they are cleared or if they are not specific to the unit that you are purchasing will request an indemnification in favor of the lender and the purchaser. At your request, we will attain offering plans and provide you details as to the minutes of the condominium board meetings to insure you are informed of all pending matters.

In cooperative units, Atlantic will provide you the offering plan and the latest financials. We will also provide you with a continuation search at the time of closing to insure that no new issues have arisen between the time the original report was done and the time of closing.

Web-based UCC forms allow you to prepare the forms expedite the creation and submission for filing.

  • We will insure that all documents are recorded and provide you email confirmation of the recordation of UCCs, including a copy of the recorded image.

Coop Leasehold Insurance

Many of our clients will request that Atlantic Title insure the leasehold interest being purchased in a cooperative transaction. Atlantic Title will coordinate all open items, lender delivery of UCC-3, original proprietary leases and stock certificates and record all items. We will insure that all liens, judgments and open judgments are properly disposed of an that your client is insured against all open issues.
